ROODKHANEH RESIDENCE

The Rood Khane building is situated in a tranquil, green area alongside a river in the densely populated northern part of Tehran. While most buildings in the area are oriented north-south, Rood Khane faces the river to the west. This orientation allows the apartments to have an east-west layout, with openings on the north and south façades designed to offer views of the river on the west.

The river’s proximity brought some challenges, as the water level rose quickly, limiting excavation depth. As a result, the ground level had to be raised to accommodate two levels of parking. This constraint turned into an advantage, as raising the building allowed the first-floor apartments to enjoy open views to the east.

Additionally, lifting the ground level created space for semi-open areas around the lobby, swimming pool, and other amenities. Rood Khane is categorized as a ‘garden tower,’ with 35% land occupancy for the apartments and 55% occupancy for the basement and ground floors. The building consists of 17 residential units, covering a total area of 4,250 square meters.

On the first floor, the lobby and adjacent lounge are surrounded by a raised garden and terraces, along with wellness facilities such as a swimming pool, sauna, and jacuzzi. The ground floor and basement house parking spaces, storage, and mechanical rooms.
